UNIKAT Apartamenty - Phase II of the Development in Gdańsk Under MJL Supervision

In the Piecki-Migowo district of Gdańsk, the second phase of the UNIKAT Apartamenty project is currently under construction. The architectural design prepared by TRUCHAN STUDIO stands out with its modern and refined form - bright façades, extensive glazing, and distinctive architectural details such as decorative baffles and spacious private terraces.

To ensure that the high quality of the design solutions is fully reflected in the execution, the construction process must be carried out with precision and strong coordination. This process is supervised by the MJL team, acting as the investor’s supervision.

Project scale

The second phase of the development includes:

• 4 residential buildings ranging from 4 to 11 storeys,
• 143 apartments with a total usable floor area (UFA) of nearly 8,000 m²,
• a large shared underground parking garage.

The Investor and General Contractor of the project is Rutkowski Group together with Rutkowski Construction - a team delivering projects in an end-to-end model, covering development, general contracting, commercial projects, infrastructure, and property management.

MJL’s scope of work

MJL’s role is to ensure the highest quality of construction and predictability of the investment process. As part of our cooperation with the investor, our responsibilities include:

• Design documentation analysis - identifying potential errors, verifying compliance with regulations, and assessing construction and technological risks.
• Full investor supervision in accordance with Polish construction law, including verification of material submittals and coordination of site meetings.
• Ongoing monitoring of construction progress, coordination of on-site processes, communication management between project stakeholders, and identification of potential risks.

Thanks to this comprehensive approach, MJL supports the investor in maintaining a high execution standard and ensuring an efficient construction process.
